HOW CAN I SCHEDULE A SHOWING?
Showings can be scheduled by contacting us via email or phone. Please provide the property address and your availability to view the property. We will do our best to schedule accordingly.
IS THE RENTAL PRICE NEGOTIABLE?
We have priced our homes fairly based on extensive market research. If you would like to offer less than the asking rental amount, we are happy to present the offer to the owner, but this may cause delays in processing your application.
CAN YOU HOLD THE HOME I’M INTERESTED IN?

We can hold a home for up to 10 days with an approved application and security deposit. Without the deposit, we reserve the right to move on to the next applicant.

I’M READY TO APPLY. WHAT DO I DO NEXT?
WHAT IS REQUIRED TO SUBMIT AN APPLICATION?

The application fee is $85 per adult person 18 years of age or older. PLEASE NOTE APPLICATION FEES ARE “NON-REFUNDABLE”.

  • Each person 18 years of age and older must complete the application process. Approved applicant(s) must sign the lease as a responsible party(s); occupant(s) must be listed as part of the lease.
  • Valid current photo documentation is required; some examples are driver’s license, State issued I.D. or passport.
  • A valid social security number is required of each applicant. For applicants without a social security number, proof of a permitted stay in the US with a visa is required as well as the last 3 months rent paid in advance.
  • All applicants will be evaluated by a third party screening company’s computerized model.
HOW LONG WILL THE APPROVAL PROCESS TAKE?

Applications are usually processed within 2 business days, depending on how quickly your verification records take to return and response time of references. Applications are processed in the order received and must be completed for all occupants to be considered.

DO I PAY THE FIRST MONTH’S RENT AND LAST MONTH’S RENT WITH MY SECURITY DEPOSIT?

The deposit must be paid within 24 hours of your approval. Your first month’s rent will be prorated and due no later than the first day of your lease.

HOW OLD DO YOU HAVE TO BE TO APPLY?

Each adult,18 and over, must apply.

I’M APPROVED! WHAT’S NEXT?
When your application is approved, you will have 24 hours to secure the home by putting down the security deposit before we begin accepting applications again. These funds may be paid online. Once the deposit is paid, you must sign the lease within 48 hours and begin paying rent and utilities for the property no later than 10 calendar days from the day the of approval or when the property becomes available, whichever comes first. Should you choose not to occupy the property, the deposit becomes non-refundable in exchange for Florida Palm Property Management for taking it off the rental market.
WHAT IS DUE PRIOR TO MOVE-IN?
Security Deposit and first full month of rent must be paid prior to move-in.
IS THE DEPOSIT REFUNDABLE?

Yes, excluding any non-refundable Application or pet fees. The terms for each specific home is spelled out in the listing.

WHEN ARE KEYS RELEASED?

Keys will be released on the first day of occupancy and under NO circumstances prior to date of occupancy as denoted in the lease.

HOW DO I PICK UP THE KEYS TO MY NEW PLACE?
To receive your keys, all utilities must be transferred into your name, no later than your Lease start date. The first month’s rent will be prorated and must be paid online. Key pick up is Monday through Friday, during regular business hours only.
APPLICATION - EARLY TERMINATION
If the applicant has submitted the security deposit and signed the lease, he may terminate the lease by 1) giving a written notice to the Property Manager, and 2) if the termination is within 14 days of the lease signing, the applicant must give an amount of money equivalent to the security deposit to the Landlord or if the termination is more than 14 days after the lease was signed by giving an amount equivalent to the security deposit and one month’s rent to the Landlord. This provision applies only to those tenants who have NOT taken possession of the rental property.
DO I NEED TO GET RENTER’S INSURANCE?
Yes. Renters Insurance is required.

However, changes can and do take place to cause inaccurate information to be accidentally presented. We encourage all residents to verify schools, allowable pets, expected features, or any HOA concerns prior to signing a lease agreement. Any information posted in any advertisement does NOT constitute a written agreement or guarantee of the facts stated.
All properties are non-smoking. Some properties may not allow pets. Some properties may not allow roommates.
